R. H. Jacobson is a real estate company which has been around since 1960. They have sold real estate, developed land, done brokerage work and managed property. Since 1989, R. H. Jacobson has been contesting property taxes for local and national owners. We employ a diverse team of experts including property tax consultants, real estate appraisers, realtors, attorneys and an array of experts in real estate. We analyze each property by researching the public records, examine comparable sales, inspect the site and analyze relevant market and applicable actual rental income.

When I hire you, what do I have to do?

We would ask you to discuss the property and history, help you establish an objective, and ask you to supply us with relevant property documentation.

How are my tax savings calculated?

For the tax year in question, subtract the property’s final assessed value (after the protest hearing) from its initial noticed assessed value. Then multiply the difference by the previous year’s total tax rate. The resulting number equals the amount of tax savings. For example if the initial assessed value is $1,000,000 and the final assessed value is $900,000 and your tax rate is 9%, the property taxes saved are $9,000.

Do I need to attend the hearing or hire an attorney?

No, we will attend the hearing for you for appeals to the Assessor and County. It may be necessary if the hearing goes to the State Board of Assessment Appeals for us and you to work with an attorney.

Is there a fee if you do not reduce my taxes?

No!! There are no hidden fees and absolutely no fees unless we reduce your property taxes or valuation.

How are fees billed for current and past years?

If we reduce the value assigned to your property we will send you a billing along with appropriate documentation. For prior years we will bill only after tax savings are refunded.

Can my value go up?

We have never had a case where the value has gone up. The only chance is if the inventory or property description is in error such as an omitted building.

When is the deadline to appeal my property value?

The deadline to appeal the current property valuation is the end of May. The County sends a Notice of Valuation before May 1st. We can also apply for a refund of prior taxes paid for the prior two years.
